There are lots of factors that affect the price of your home insurance quote, but here are the main ones:
- Is your house is detached or a semi or terraced? Other things being equal, your quote will be cheaper if it's detached.
- How old is the house? The newer the house the cheaper your home insurance quote will be.
- Is it traditionally constructed? (By this the insurance companies mean constructed of brick or stone with some form of slate, stone or tile roof - if you have a thatch, expect to pay more!)
- How much would the house cost to rebuild? This is primarily influenced by the size of the house and the building costs in the area you live in. Most insurers will automatically calculate this for you based on the number of rooms in the property and their data bank of up to date rebuilding costs. If you've had your house surveyed recently, make sure you use the rebuilding cost recommended by the surveyor. Remember to keep a copy of the Surveyor's letter on file so you have proof of the recommended rebuilding cost.
- Is the house in a good state of repair? The better the reported state of repair, the lower your home insurance quote will be. This is also important because, let's say your roof leaked due to lack of maintenance and you claimed on your insurance - your insurer will probably only pay for the internal damage caused by the water but it's unlikely they'll pay for the roof repairs. In extreme cases, they may even totally refuse the claim, particularly if they think you have seriously neglected the repairs to the house.
- Geological aspects - for example, is there a history of foundation settlement or land slip in the immediate area? Foundation settlement can be a problem in heavy clay areas or in peaty areas. Land slip problems are more commonly found in homes built on slopes or on the coast.
- Has the area got a history of flooding? Most insurers will already know about this from your post code. In areas with a particularly bad history of flooding, many insurance companies will refuse to provide a home insurance quote.
- Mining - has the area been subjected to underground mining? Mining areas inevitably mean that your home insurance quote will be higher - that's why it's so important to get the cheapest quote you can find.
A Note of Caution
Now you know the main factors which affect the price of your home insurance quote, please do not be tempted to manipulate the information you provide on your application in order to get your home insurance quote even cheaper!
If you do ever have a claim, the insurance company is likely to send out a Loss Adjuster to inspect your home. If the Loss Adjuster finds that the information on your application is in some way incorrect, the insurance company may invalidate, or reduce, the value of your claim. The moral is don't try to cheat the system, as if you do, you'll be the looser!!
